Once we have determined how to make your dream a reality, our next step is to design your project either with a basic layout or a detailed drawing. With a wide range of selections available at varying degrees of price, our goal is to customize every project to fit the individual lifestyles and tastes of each client.
Choosing what you want is an important part of our process so we will develop our plan based on your selection of finishes, fixtures, products, etc early in the process so that we can identify any special situations ahead of time. Tackling products that require a longer lead time first, we continue to complete a finish schedule as we determine the final specs for the project. We will also examine building code issues and determine set back requirements and neighborhood covenants.
We then present you with drawings and a detailed proposal/contract for your approval. This stage could take as little as a few days or several months depending on the complexity of your project.
Design services are fee-based and available for all projects in which we are the contractor.
Once the proposal, contracts and or design plans are signed, we prepare a detailed schedule. During this phase we:
Our clients receive signed and dated contracts from all appropriate parties, to ensure all roles and obligations of the project are understood. This contract will include:
Deviations or additions to the original signed contract are handled with change orders, which become an addendum to the contract. Change orders are issued with any and all changes to the original spec sheet.
